Please be aware with Thanksgiving being on Thursday, garbage & recycling will be picked-up Friday morning and yard waste will be picked up Saturday morning. Please do not put your garbage & recycling bins out Wednesday night. Please put them out Thursday night.
If you see a vehicle try to run the gate arms and hit them please contact Irene at 609-705-5733. Especially if an arm is knocked out of place. With the date and approximate time we can get the license plate of the vehicle from our cameras. Drivers who hit the gate and are identified can be fined for this damage and more. Please tell any visitors you have coming to not try and run the gate as they will be held liable. When we are unable to bill a driver for gate damages, the money to repair comes from the HOA coffers so ultimately the residents can end up paying for the damages by paying higher HOA dues. Prevent this by reporting anyone you see hitting the gate arms.
If you place an order with DoorDash, Uber Eats or any other delivery service, please add them to your Envera gate list! We have unnecessary back-ups at the kiosk because residents do not do this, and Envera must call the address to try and confirm. If this continues to be a problem, Envera will be instructed to deny entry to meal delivery services that are not listed on the home’s visitor list.
Our gates were damaged by a lightning strike today (Monday, Aug 17th). Unfortunately, they can’t be repaired until tomorrow. They will have to remain open overnight. WE will get them fixed as soon as possible.
Tomorrow, Tuesday May 26th, we are having a tree removed at the front gates on the exit side. Here is the statement from Premier Management & HOA Board:
Weston Community Members,
A tree will be removed at the front exit of our community on May 26, 2020. We will begin early in the morning. All access must be through the entrance side. We will have helpers to coordinate and assist with this process. We thank you in advance for your patience.

Because of the closing off of the entry side of the gate on Thursday, garbage and recycling have been asked to come early to our community to be out before 9 AM. Please have your cans out by 6 AM Thursday morning.
This weekend we enter Day Light Saving Time on Sunday at 2 AM. Set your clocks forward before you go to sleep Saturday. If you forget to, you’ll be running an hour late.

The closure of the pools and the pool area/club house for February has been extended indefinitely. Work was being done on the kiddie pool and extensive damage to the decking around it was discovered. The work on this area requires the area to be clear so we can’t open the other pools and just cordon off the kiddie pool. At some point after the decking is broken up, we should be able to get the 2 adult pools open to everyone as the work continues on the kiddie pool. We will get them open as soon as we can.
Volunteers are needed for Thursday, March 5th, to assist with traffic direction. The entry side to Weston Hills will be closed for several hours due to two trees being taken down along the Weston Hills Blvd between the gates and Brook Hollow Rd. All traffic will need to come in and out of the exit gate starting at 9 AM and volunteers are needed to help traffic flow. If you do not need to go out that day we advise residents to just avoid the area. Also, if you have vendors or deliveries if you can reschedule them for that day that would help the traffic. We have two things we would like to bring to your attention:
If you have Amazon deliveries coming, please add Amazon Delivery to your Envera Gate list. At times they use their own vehicles to make deliveries and not an Amazon truck (which Envera will let through).
If you are a resident trying to access the community through the visitor lane/kiosk, even as you’ve inserted your license for scanning, please give the guard your street address when asked. You can also by-pass this issue by obtaining a sticker for your vehicle.
Due to issues at the gate with visitors not being added to residents’ visitors lists, a change has been made in procedures:
Envera will now attempt only 1 phone call to the person they are there to see. If there is no answer, the visitor will be asked to move from the kiosk and call their visitor. This will prevent cars backing up in the visitor’s lane.
Please put your visitors on your list. This includes Uber, Lyft, and taxi drivers. If you do not have their name, please be ready to answer your phone when Envera calls to verify.
For better security and privacy, new gate arms are being installed at the front entrance. They should be operational in the next few days.
These arms move quickly and will NOT stop moving down for tailgaters: your vehicle will be hit if you attempt to tailgate! Weston Hills is not responsible for damage to vehicles who do not follow proper entry procedures, and will submit video of all incidents to Premier Management for documentation. Damage to the new system will be charged to the vehicle owner (license plates are recorded as cars enter and exit).
Bi-lingual black & yellow signs warning drivers of the gate arms will be posted alerting all drivers to not tailgate.
Please make sure all visitors and contractors are on your Envera list and tell them to not tailgate anyone. Visitors on your list must check in at the kiosk and have a drivers license to be scanned. The access period is brief so visitors must proceed quickly through the entrance once the guard has opened it. If the gate closes because they are moving too slowly, they must re-check in with the guard.
